How Much Rent Should You Actually Pay for a PG Near North Campus?

Rents around North Campus can look confusing — the same room type varies from ₹9,000 to ₹22,000 depending on lane, floor, and how well you negotiate. Here's what's actually fair in 2026.

Fair rent bands (with meals)

Triple sharing non-AC: ₹8,500 – ₹11,000

Double sharing non-AC: ₹10,500 – ₹13,500

Double sharing AC: ₹13,000 – ₹17,000

Single non-AC: ₹14,000 – ₹18,000

Single AC: ₹18,000 – ₹24,000

Hidden charges to ask about

Electricity metered separately (usually ₹12/unit — normal, but confirm).

Wi-Fi extra? Some PGs charge ₹300–₹500/month.

Laundry: included, ₹/piece, or DIY?

Water purifier / RO maintenance charge — sometimes tacked on.

Security deposit: standard is 1 month refundable. Anything above 2 months is a red flag.

What's overpriced

A single non-AC in Vijay Nagar above ₹20,000 with basic meals is overpriced.

A triple sharing above ₹12,000 in GTB Nagar is overpriced.

Kamla Nagar carries a small premium (~₹1,000–₹2,000/month) because of location.

Negotiation tips

Book for a full academic year — most owners will drop ₹500–₹1,000/month.

Ask for the first month's rent + refundable deposit only. Don't pay 3–6 months upfront.

Always get a written receipt — even for the token amount.
